Real Estate Investors: DID YOU KNOW: It may be possible for you to buy local Real Estate with your qualified IRA or 401k funds?  I HAVE!  ASK ME HOW I DID IT.

Take control of your retirement investments with real property - hard  assets!

I got tired of trying to manage investments in an uncomfortably volatile stock market and moved my retirement accounts from former employers to a Self Directed IRA LLC, (also known as a Real Estate IRA or Checkbook IRA). I did this without any tax consequences or penalties when I transferred funds from my existing IRA and 401k retirement accounts into a Self Directed plan.I used my IRA account to buy income-producing local Real Estate in Coeur d' Alene, Idaho (ID).

This Real Estate in an ira investment is the most tangible asset in my retirement portfolio.   I don't worry about it becoming worthless like some of my other stock and mutual fund investments did. In fact, I expect its value to appreciate over time and it has provided a constant stream of income into my self-directed ira account. I could use the income to pay for kid's college later before selling the property for capital gain.I can write a check from my Self-Directed IRA account to be a real estate investor.

Other types of investments are available as well.In 1974, Congress passed the Employee Retirement Income Security Act (ERISA) making IRA, 401(k) and other retirement plans possible. The regulations created by this Act did not specify a list of all allowable assets for investments. Rather it specified a short list of exclusions: life insurance and collectibles (IRS Code Sec. 401 IRC 408(a)(3). Therefore, stocks, bonds, mutual funds and ETFs and money markets are NOT the only sorts of assets in which a retirement plan may invest…contrary to what Wall Street and many investment advisors would have you believe. Once you get "checkbook control" over your account it may cost them commissions and management fees. Allowable investments include real estate.

Note that I am not a financial, tax, or legal advisor and will encourage you to get assistance from those professionals in their areas of expertise.  I can share information and my experiences and help you find some types of companies who can give you more information and guide you through various parts of the process.  If you are eligible, once your account is setup, I can help you analyze and buy and sell Real Estate.  Not every retirement account is eligible for transfer and you shouldn't try it without some help. Terms and conditions apply.
